What's Pouring at East Boulder Breweries Near Northfield Commons

"Across the board, we are trying to break the expectations of the customer," Michael Memsic told Boulder Reporting Lab in April, as he got ready to open a new brewery in the same Frontier Avenue building where he had co-founded Sanitas Brewing more than a decade earlier.

For Northfield Commons, where a City of Boulder homeownership listing at 4125 47th St. describes a neighborhood of single-family and attached homes, that quote describes what happened to east Boulder's taprooms this year. Two industrial spaces that had gone quiet reopened in 2026. Both new tenants are built on the same idea. People come to the taproom, drink there and stay for something scheduled. Put them next to Avery Brewing's long-running events calendar and east Boulder now has something going on almost every night of the week. The busiest of the newcomers is also working against a clock.

Why Sanitas Closed and What Took Its Place

Sanitas Brewing closed all of its locations in December 2025 after 12 years. Boulder Reporting Lab reported that the company pointed to rising costs, limited access to capital and broader changes in the craft beer market. Memsic described an industry moving out of its rapid-growth years into a more mature phase. Declining alcohol consumption and higher expectations for food and hospitality also played a part.

Pattern Break Brewing opened at 3550 Frontier Ave. on May 8, 2026, according to Boulder Weekly. Memsic runs it with Dean Eberhardt, co-founder of Hoplark HopTea. The design responds directly to the pressures that closed Sanitas. Boulder Reporting Lab reported that Sanitas put its emphasis on distribution and packaged sales. Pattern Break serves all of its beer, canned or on draft, on site, and puts the in-person experience first.

Here is what that looks like on the menu and around the building:

  • Small batches, so the tap list changes. Boulder Weekly reports that the beer is sorted into four categories (quintessential, vibrant, mischief and "zero alc") and brewed in small batches, so there is usually something new each week.
  • Nonalcoholic drinks with real effort behind them. The mischief menu has included a nonalcoholic spicy blood orange margarita next to a Negroni IPA.
  • A food truck that is there every day. The Break serves smash burgers, fries, salads and nachos. The beef comes from Western States Ranches. The brewery's site lists the full menu from 11 a.m. to 3 p.m. and 4 p.m. to 8 p.m., with snacks available all day.
  • A family-friendly taproom. Boulder Reporting Lab described the reworked space that way when it first reported on Pattern Break.

The Distillery Space Became a Ginger Beer Saloon

About the same time, a second empty space reopened farther east. Boulder Reporting Lab reported that TooSteppin moved into the former J&L Distilling space at 4843 Pearl St., Suite A1, in an industrial pocket near Valmont Road and Highway 157. It pours Australian-style hard ginger beer, and the room is a nod to country music. Founder Stewart McGrath told the outlet the drinks are made with real ginger root, cane sugar and added flavors.

There is a link back to Frontier Avenue. Boulder Reporting Lab reported that McGrath sold his first keg to Sanitas Brewing. TooSteppin is now carried at 30 to 35 locations around Boulder County, including Rosetta Hall, Rayback Collective and Eldora Mountain. A taproom that bought a newcomer's early kegs has closed, and the newcomer now runs a taproom of its own.

The saloon follows the same schedule-first approach as Pattern Break. Each day on the current TooSteppin schedule comes with an event attached. Back in April, Boulder Reporting Lab listed the saloon as open Thursday through Sunday. The venue's own page now shows six days, so it is the better guide.

October and Beyond, Date by Date

The weekly schedule repeats, but these dates don't. Days of the week are counted from the 2026 calendar.

  1. Sunday, October 18: Avery Fall 5K. Start waves go off at 10 a.m. and 10:30 a.m. from the Boulder taproom. Runners need to register through the Colorado Brewery Running Series. The race is open to all ages, and finishers 21 and older get a free beer.
  2. Sunday, October 25: BREAKfast at Pattern Break. This is October's last Sunday, so the monthly brunch starts at 10 a.m.
  3. Tuesday, October 27: Next Stop Comedy Night at Avery. The same show comes back November 25 and December 23.
  4. Saturday, October 31: Avery Halloween. The party starts at 4 p.m. The dog costume contest is at 5 p.m. in the beer garden, weather permitting. A live DJ plays upstairs at 6:30 p.m., and the adult costume contest is at 8 p.m. Avery also plans new beer releases.
  5. Sunday, November 29: BREAKfast again. It falls on November's last Sunday.

Pattern Break also has a separate page for ticketed events. It listed none when checked, so for now the weekly schedule on its homepage is the one to go by.

Pattern Break's Lease Runs Five Years

The newest spot on this list may also be the most temporary. Boulder Reporting Lab reported that the building at 3550 Frontier is still slated for eventual demolition and redevelopment. Pattern Break signed a five-year lease, and Memsic said he hopes the brewery can find its niche in Boulder's beer scene in that time.

That timeline helps explain how the place is built. Boulder Reporting Lab reported that the brewhouse swapped several large tanks for smaller vessels so the team can brew small batches more often. Eberhardt has also been working on a hop-processing method since launching Hoplark in 2017. "Sanitas ran so lean," Memsic told the outlet. "We went into survival mode a long time ago."

Colder weather is what matters this month. In April, Boulder Reporting Lab reported plans to expand the old Sanitas patio and possibly tent it in colder months so people could gather indoors and out all year. The tent is described as a possibility, not a promise. October and November will be the first cold-weather test of that patio, at a brewery that opened this spring and has a set number of years in the building.
